Most new homes in Northwest Arkansas come with 5-inch K-style gutters and 2×3 downspouts. That’s the national standard, and for a typical rain it works fine. The gap shows up in Northwest Arkansas in May, when we average close to 5.9 inches of rain and a single afternoon storm can dump an inch in under an hour. A 6-inch gutter moves roughly twice the water of a 5-inch, and a 3×4 downspout has exactly twice the opening of a 2×3. On a big roof under a big storm, that difference is the whole ballgame. Here’s how to tell whether it matters for your house.
Why This Comes Up So Often
Northwest Arkansas is building fast. Centerton is the fastest-growing city in Arkansas, up 5.7 percent in a single year to 27,176 residents. Bentonville has grown 16.3 percent since 2020 and now sits above 63,000. Cave Springs is 92.5 percent owner-occupied with a median home value of $460,300, which is to say it’s largely new, largely owned, and largely under warranty. Across the Fayetteville-Springdale-Rogers metro, HUD counted 5,650 new sales units permitted in the twelve months ending March 2025.
That’s a lot of brand-new roofs. And a brand-new roof is where the assumption creeps in that everything under it is sized for the weather it’s going to see.
Builders Aren’t Cutting Corners. They’re Building to a Standard.
This is worth saying plainly, because it gets framed unfairly. A production builder delivers a house to a spec that has to work across dozens of plans and hundreds of lots, on a schedule, at a price. Gutters go on near the end of the job and get specified the way everything else does: to a proven, code-compliant, widely available standard.
That standard is 5-inch K-style with 2×3 downspouts. It’s not a defect, it’s a default. The question is whether the default matches your roof, your trees, and our rainfall, and on a lot of NWA homes the honest answer is that it’s close to the edge.
Here’s what the default typically looks like:
- 5-inch K-style gutters, the national baseline size
- The minimum number of downspouts that satisfies the plan, often one per long run
- No gutter guards, since they’re an upgrade nobody selects at the design center
- Downspouts discharging right at the foundation, onto fill dirt that hasn’t finished settling
Three of those four are about capacity. The fourth is the one that quietly matters most on a new build, and we’ll come back to it.
Capacity, in plain language
A gutter system is a pipe. Two things decide how much water it moves: how big the trough is, and how big the hole at the end is.

Figures are standard industry capacities at typical slope. Your actual requirement depends on roof area, pitch, and how many valleys feed one run.
Two things fall out of that table.
First, the jump from 5-inch to 6-inch is not incremental. It’s close to double the flow. People assume one inch of width buys one inch of performance, and it doesn’t work that way.
Second, and this is the one that gets missed: the system moves water at the speed of its narrowest point. Putting 6-inch gutters on a house and leaving the 2×3 downspouts means you built a wider trough that still drains through a small hole. Water backs up in the gutter and goes over the front edge, and the homeowner concludes the bigger gutters didn’t help. The gutter and the downspout have to be sized together.
Roof valleys are where this shows up first. A valley collects runoff from two roof planes and dumps it into one short stretch of gutter, which can be handling several times the water the rest of the run sees. That’s why overflow so often appears at exactly one corner while everything else looks fine. Modern NWA elevations have a lot of gables and a lot of valleys.
The new-construction issue nobody mentions
Now the fourth item on that list. On a brand-new home, the ground around the foundation is fill dirt placed during construction that hasn’t finished settling. It will keep settling for a couple of years, and it tends to settle toward the house.
Point a downspout at that, and every storm delivers a concentrated column of roof water to the exact spot where the soil is loosest. You get erosion channels, mulch washing out of beds, a low spot forming against the foundation, and water pooling where you least want it. None of it looks dramatic in year one. It compounds.
The fix is unglamorous and cheap compared to the alternative: get the water four to six feet out, minimum, with extensions, or put it into underground drainage that carries it to daylight away from the house. On a new build, before the landscaping goes in, is by far the easiest and cheapest time to do it.
What to actually check on a new house
You can do most of this yourself in ten minutes:
- Count the downspouts. Long runs with a single downspout are the most common shortfall.
- Find your valleys. Where two roof planes meet, follow that line down to the gutter. That’s your pressure point.
- Watch it rain. The first real storm tells you more than any measurement. Note where water spills over the front edge instead of running to a downspout.
- Follow the water at ground level. Where does each downspout put it, and is the soil there staying put?
- Check the seams. Sectional gutters have joints, and joints are where leaks start. Seamless gutters are formed on site in one continuous run, so the only seams are at corners and end caps.
- Look up at the trees. Not the ones on your lot today, the ones next door that will be over your roof in five years.
If everything checks out, you’re done, and that’s a real outcome. Plenty of NWA homes are fine on 5-inch gutters. Smaller roof, simple hip design, open lot, and the default is genuinely the right call.
