Just bought the house? Guards or extra downspouts can be spread over months instead of paid all at once.
Quick answer
What should I check on a new home’s gutters? Four things: whether each run can carry the water from the roof face above it, whether there are enough downspouts in the right places, whether every downspout carries water away from the freshly filled soil around your foundation, and whether the system is ready for guards if oak or hickory hangs over the roof. Use the twelve point check below, then call (479) 370-5248 or book online for a free new-home gutter check.

Twelve things to look at on your new home’s gutters
Walk around the house, ideally once in a steady rain. Tick each item that looks right on your home. You will get a score and a plain next step. Nothing is saved or sent anywhere.
Your score
Tick the items that look right on your home, then press Show my score.
How this works and sources
What the score means. Each item is something our crews look at on new builds in Northwest Arkansas. The score is simply how many of the twelve you could tick. It is a guide to what to ask about, not a judgment of your builder or an inspection.
Where the items come from. The 40 foot run guideline and the face-by-face sizing approach come from how our Solutionists size gutters, explained on our gutter sizes page. Downspout counts follow the Texas A&M AgriLife rule of thumb of one square inch of downspout per 100 square feet of roof.
Your privacy. Your ticks stay in this browser tab and disappear when you leave. Nothing is stored or sent.

A growing region
Thousands of new roofs are going up across Northwest Arkansas
If your house is new, you have a lot of company. That is why our crews spend so much of their week on homes that are only a year or two old.
The Census Bureau’s latest estimates put the Fayetteville, Springdale and Rogers metro at 622,177 people on July 1, 2025. That is 14,744 more than a year earlier, growth of 2.4 percent, and good for ninth fastest among all U.S. metros. Benton County alone added 10,553 people.
All those people need somewhere to live. Builders pulled permits for 5,644 new single-family homes across Benton and Washington counties in 2025, and more than 16,500 over the last three years. Bella Vista, Bentonville and Centerton each permitted more than 550 single-family homes in 2025.
New neighborhoods mean new roofs, new gutters and new soil around new foundations. Plenty of those systems work fine from day one. Our free check is how you find out whether yours does, or where the one weak corner is.
New single-family homes permitted, by county
| Year | Benton County | Washington County | Both counties |

The four checks our crew does on a new home
This is the same walk-around we do whether the house is six weeks old or six years old. On a new build, it just matters more, because the ground around the house is still settling in.
1. Gutter size against the roof it drains
We look at the house one roof face at a time. A short run over the porch and a long back eave catching a steep upper roof are different jobs, and they can need different answers. Where one face sends more water than its run can carry, we form a larger seamless run on-site for just that face. Our gutter sizes guide explains how we decide.
2. Downspout count and placement
A run that is the right size still spills if its outlet is in the wrong place or there are too few of them. We look for long runs with only one downspout, inside corners far from an outlet, and upper-roof downspouts that empty onto the shingles below. A common rule of thumb from Texas A&M AgriLife is one square inch of downspout for every 100 square feet of roof, so a standard downspout serves about 600 square feet. We use that as a starting point and adjust to your roof.
3. Extensions that carry water past the settling fill
When a foundation is poured, the soil dug out around it gets pushed back in afterward. That fill can settle for a while, and low spots along the wall are where roof water likes to collect. We check that every downspout has an extension or a buried line, that the water keeps running away from the house, and that splash areas are not washing out. Our Ozark Ground Check goes deeper on what happens at the ground, and underground drainage is the long-term answer on many lots.
4. Guard readiness under oak and hickory
Some new homes sit on wooded lots, and others will grow a canopy as the yard trees mature. Oak and hickory drop leaves, catkins and nuts that pack an outlet fast. We check whether your hangers and pitch are ready for guards and whether the trees over your roof call for them now. BroGuard fine metal mesh is what we install in oak and hickory country.
- Every run and roof face measured, not eyeballed.
- Every outlet flushed with water so we can watch it drain.
- Pitch, hangers, seams and end caps checked for a new system settling in.
- Plain written notes, and a quote only for things that need work.

What a new house in Northwest Arkansas will face
Your gutters will not get a gentle introduction. Here is what the last few years of weather say about what is coming.
Heavy rain is the everyday test. Fayetteville’s Drake Field logged 14.29 inches in April 2025, the second wettest April there since 1950, with 5.13 inches on April 4 alone. All of 2025 came in at 58.09 inches against a 46.2 inch average. A system with one weak corner will find it in a spring like that.
Hail and wind are the other test. NOAA logged 261 hail reports in Benton and Washington counties from 2016 to 2025, and on May 26, 2024, tornadoes tracked through the Centerton and Bentonville area. NOAA says the Bentonville tornado alone damaged or destroyed nearly 600 homes and businesses.

When to book your check
- Before your first spring.March through May brings most of the hail and much of the heavy rain. Go into it knowing where the water goes.
- Before any builder walk-through.If your builder offers a warranty walk-through, have our notes in hand so gutter items make the list.
- After your first fall.Once you have seen how much the trees drop, decide on guards or a maintenance plan.
We serve every new neighborhood from Bentonville, Centerton and Rogers to Cave Springs, Bella Vista, Pea Ridge and Lowell. For more, read our earlier article on new homes in Bentonville, Centerton and Cave Springs, or see our gutter installation page.

It is worth doing once, early. A new system has not been through a Northwest Arkansas spring yet, the soil around the foundation is still settling, and you have not seen how much your trees drop. A free check tells you where the water goes and whether anything needs attention before the first heavy rain.
No. Plenty of new homes have gutters that work fine. Every roof and lot is different, though, and the checks we do are about how the system fits your house: the roof faces, the corners, the slope of the yard and the trees overhead. Sometimes we find nothing. Sometimes we find one corner that needs an extra outlet.
The soil right around a new foundation was dug out and pushed back in after the foundation went in, and it can settle. Low spots along the wall collect water. An extension or buried line carries roof water past that zone so it is not soaking the ground next to your basement or crawlspace.
A common rule of thumb from Texas A&M AgriLife is one square inch of downspout for every 100 square feet of roof, so a standard downspout serves about 600 square feet. Placement matters as much as count: long runs past about 40 feet usually want an outlet at each end. We measure every roof face before recommending anything.
If oak, hickory or other big hardwoods hang over your roof, usually yes. Their leaves, catkins and nuts pack outlets fast. If your lot is open, you may not need them yet, but it pays to have hangers and pitch that can take guards later. BroGuard fine metal mesh is what we install in oak and hickory country.
The metro reached 622,177 people on July 1, 2025, adding 14,744 in a year, and ranked ninth among the fastest-growing U.S. metros. Builders pulled permits for 4,023 new single-family homes in Benton County and 1,621 in Washington County in 2025, according to the Census Bureau.
